Sherman Plaza

This project is one of the tallest buildings in suburban Chicago and a key anchor to the redevelopment of downtown Evanston. Located on nearly a complete city block, it is a dynamic set of uses and semi distinct buildings that are each given architectural significance within the scale and streetscape of this city's downtown.

A 1600-car Parking Structure is integrated into the project. It is city sponsored with half its spaces dedicated to commuter parking for the adjacent Regional Commuter and Subway mass transit stations. The remaining spaces are shared by the 220-unit Condominium Tower, 100,000 SF Health and Fitness Center and 150,000 SF multi-tenant retail facility.

The 25-story residential condominium is designed for both the skyline and the streetscape by incorporating three different unit concepts that form a base, shaft and top composition for the tower. The lower units are loft-like, the center units (majority) are traditional hi-rise apartment style and the top are penthouse units with grand exterior terraces and views of Lake Michigan and the Chicago Skyline. The masonry base, concrete middle and glassy top reinforce the distinction but integrate with each other to form a single Tower identity.
